Following a consultation, someone from our team will briefly visit the property to verify eligibility. 

After verification, we present you a contract to open up a lease and gain permission to convert your garage.

Step 2:
Get Paid

We Pay YOU to Lease Your Garage

Once the contract for the lease and construction has been signed, you receive your upfront payment. We bridge the gap to pay for the rest of your conversion project.

Step 3:
Construction

Skilled Contractors Convert Your Garage 

When development permits are approved, contractors get to work converting your garage. 

 

Step 4:
Rental Income

We Manage the ADU, You Make Money For Years

With your ADU built, we find a quality tenant to fill the vacancy. You get paid regardless if there is a tenant there or not. 

We act as property managers of your ADU until the lease expires, and 100% of the rent income is yours.

Does My Garage Qualify?

We target small detached garages (400sqft- 500sqft) with strong structural integrity, including footings. Garages with running water and electricity are also preferred.

How Much Do I Get Per Month From The Lease?

Lease payment ranges vary, and are dependent on the amount financed by the homeowner. Lease payments increase with a higher homeowner contribution. 

Can I Buy Out My Lease In The Future?

Yes. Buyout terms are included in every contract, and are negotiated in Step1 above.
